As there are too many REITs in the stock market, it is tedious to analyse each and every individual REIT to decide which ones to buy. Thus, I will usually use a stock screener to screen for a list of REITs that meet my predefined criteria so that I have a shorter list of REITs to analyse.
I will then drill in further into each of them to analyse if they are worthy to add into my stock portfolio. My preferred stock screener is the Stock Screener from Stocks Café.
Many reader keep asking me what dividend yield will I buy? Below are the criteria that I used to screen for dividend stocks. You can adjust them to fit your risk appetite.
- Current Yield (%) >= 5 and <= 10
- Price / Earnings <=20
- Price / Book <= 3
- Market Capitalization >= 1B

The screening is just to obtain a shorter list of dividend paying stocks to work with. You should do more detailed analysis such as re-calculating the current dividend yield and validate against what was provided by stock cafe or any other screening tools on the market. Even when you search a stock price on google, you may notice the dividend yield is also not accurate.
